Here, property experts House Sales Bulgaria offers its guide to the various areas of Bulgaria and what they have to offer when it comes to property.

The main areas of Bulgaria are the coastal resorts, the winter resorts, the inland rural destinations and the capital city Sofia and its suburbs. These very different regions mean that real estate in Bulgaria varies from holiday villas near the sea and ski chalets to family homes in the countryside and smart city apartments. The area of the country you choose to begin your search for your dream property in Bulgaria could well influence the type of property you end up buying.

First, do your research and get to know the different areas as best you can. You’ve no doubt heard of the popular Sunny Beach resort on the Black Sea coast of Bulgaria, but are you aware of all the other beautiful, family-friendly and yet less-discovered resorts on the Black sea coast? Albena, for instance, is a purpose-built seaside resort which boasts a 5km long, 150m wide beach, while Sozopol has become known as Bulgaria’s own St. Tropez, with its glamour attracting stars such as Brad Pitt and Angelina Jolie on holiday.

Similarly, you may have heard of Bansko and Pamporovo as Bulgaria’s prime ski resorts, but smaller resorts have their own attractions, such as Chepelare’s ski run which is one of the longest in southeastern Europe. When it comes to rural areas, you could choose the rich history of Albanasi, a village in central northern Bulgaria, or Bozhentsi, known for its cultural preservation of ancient Bulgarian traditions.

Think the city may be more your thing? Then consider the differences between the heart of the capital, Sofia, among the hustle and bustle of city and university life, or the sprawling suburbs which surround the city where property prices are a little cheaper.

You should be able to refine down your options of areas for property in Bulgaria when you consider your real estate goals. Are you looking for a holiday home for you and the family? Are you fans of the beach or ski bunnies? Perhaps you’re looking to retire to Bulgaria so want to avoid the hordes of tourists, or perhaps those tourists will be the source of the rental return you’re looking to glean from your property purchase, whether in the city or by the coast.

Finally, consider the prices of property in the differing areas so you can decide if that area is within your budget. One of the easiest ways to do this is to take a browse through the listings on, the first choice for people looking to sell property in Bulgaria. Search by area and you can quickly see the sort of properties available in each region, which will help you decide which is right for you.
