First of all you need to find someone who has a steady income. Too many landlords get themselves into trouble when they rent to people with unconventional income situations. There are a lot of people out there who have some sob story about this or that and how they are getting a huge settlement check etc. these are all bad situations that you should stay as far away from as possible. Unless the potential renter can show you documented regular income and supply their w2’s for the last two years you do not rent to them period.

Another vastly underused tool is a credit check. People with bad credit will lie through their teeth to get you to be confident enough in them no to do a credit check. If you do this before you know it they will have taken the doors out of you home to build an enclosure for a hot tub out back. Credit checks should always be done. It will cost a little money but one common solution is to charge a non refundable application fee. The credit check will reveal whether they have ever been evicted and just generally tell you whether they are the type of person who pays their bills on time or not. This is all crucial information.
